Muller Property Group is preparing an outline planning application for around 150 new family and affordable homes on land south off The Green, Corby Glen, Lincolnshire.

The proposals include a mix of 2- to 5-bedroom detached and semi-detached houses, designed to support housing choice and contribute positively to the local community.

The development would be set within a 17.2-acre site, with approximately 4.5 acres of high-quality public open space dedicated to informal recreation, enhanced landscaping, and habitat creation.

The proposals have been shaped by a range of technical assessments to ensure they are appropriate, deliverable and sensitive to the existing local character.

Site Context​

The site is located on the south-western edge of Corby Glen, on land to the south of The Green. The site extends to around 17.2 acres and currently comprises a residential dwelling, an equestrian facility, and associated farmland.

Residential properties lie to the north and east, while the surrounding land to the south and west is predominantly agricultural and grassland.

The West Glen River is situated approximately 120 metres west of the site. The river corridor provides linear ecological connectivity through adjacent agricultural fields, linking areas of woodland, hedgerows and grassland habitats in the surrounding landscape.

Policy Context

Planning Policy Context

The site is located outside the Green Belt in a sustainable edge-of-settlement location adjoining Corby Glen. It is not affected by national or local environmental designations that would prevent development, making it a suitable and deliverable site for a sensitively designed residential scheme.

Nearby heritage assets, including the Corby Glen Conservation Area and the Grade II listed Round House Farm, will be carefully considered, with design and landscaping measures used to protect their setting.

The site lies within a Limestone Minerals Safeguarding Area, and a Minerals Assessment will be submitted as part of the planning application.

Local Plan Review

Local planning authorities are required by Government to regularly review and update their Local Plans to ensure that they remain effective and up to date.

South Kesteven District Council is currently progressing work on the preparation of a new Local Plan, which will establish the strategic planning framework for the District and identify sites to meet future development needs over the plan period.

The emerging Local Plan will play a key role in addressing housing requirements across the District, including the need to identify sustainable locations for residential growth in settlements such as Corby Glen.

Increased Housing Targets

Recent changes to national planning policy, including revisions to the National Planning Policy Framework, have resulted in increased housing requirements for many local planning authorities, including South Kesteven District Council.

As a consequence, there is an identified need to bring forward additional, deliverable housing sites in sustainable locations to support the Council in meeting its future housing needs and maintaining an appropriate housing land supply.

The proposed development at Corby Glen would represent an opportunity to make a positive contribution towards meeting these requirements while delivering new homes in a manner that reflects local character and infrastructure capacity.

The Proposals

The emerging illustrative masterplan has been shaped by assessments relating to highways, ecology and landscape considerations, helping to ensure the development is deliverable, well-designed and sustainable. At this early outline planning stage, the plan is indicative only and may evolve as the project progresses, informed by ongoing technical work and feedback received through consultation.

Muller Property Group is proposing a residential-led development, which will assist the Council in meeting its need to deliver sufficient homes to meet identified demand.

Technical Work

We have already undertaken a range of technical work on the site to inform how we design the scheme and raise any constrains we need to consider. These have been assessed through a series of initial surveys and other assessments.

What is being proposed at Corby Glen?

Muller Property Group is bringing forward proposals for a new residential development of around 150 homes on land adjacent to Corby Glen. The scheme includes a mix of 2- to 5-bedroom detached and semi-detached houses as well as public open space and landscaping.

Approximately 4.46 acres of the site will be dedicated to public open space. This will include landscaped areas for informal recreation and community use, helping to enhance the quality of the environment and provide accessible outdoor space for residents and neighbours.

The proposals have been informed by site surveys, environmental and landscape assessments, planning policy, and good design principles. Feedback from this public consultation will also help shape the final design before a planning application is submitted.

The development has been designed to respond positively to the existing character, scale and setting of Corby Glen. Careful consideration has been given to layout, landscaping and connections to surrounding areas to ensure the scheme integrates sensitively with the village.

The design process will consider necessary infrastructure, including access arrangements, drainage, utilities and connections to existing footpath networks. Further details will be included in the planning application and supporting technical reports.
